Included in every base encapsulation

No add-ons, no asterisks — this is the base scope:

• Clean and prepare the crawl space
• Remove the existing vapor barrier
• Remove fallen, loose, or wet insulation
• Remove up to 3 cu ft of ordinary trash and debris
• Rake and level loose dirt reasonably for installation
• Install 12-mil vapor barrier across the ground, foundation walls, and piers
• Seal and finish seams and penetrations to the installation standard

Not included — and priced in the open

Some work isn't part of a standard encapsulation, and pretending otherwise is how quotes end up thousands apart. When your situation calls for any of these, they appear as separate lines at catalog prices: vent sealing and dehumidification (Closed Crawl Space Package, from $2,495), drainage and sump work (Water Management Package, from $3,995), whole-crawl mold/fungal treatment (+$1.00/sq ft), removal of intact installed insulation (+$1.00/sq ft), debris beyond 3 cu ft (fixed visual bands from $250), lighting (from $795), and access door upgrades ($750).

The rules that keep the number honest

Height and access multipliers are defined and capped at 2.00× combined — a tight 16-inch crawl legitimately costs more to work in, and the multiplier is shown, not smuggled in. Your accepted base price absorbs up to ±10% difference between estimated and verified area. 'I don't know' answers never add cost. And no additional paid work happens onsite without your written approval of a change order priced from the same catalog.
